Any commercial property changing ownership, tenant, occupancy, and or lease must have a commercial property transfer inspection completed and passed. This inspection includes an inspection by the Fire Marshal followed by the commercial building inspectors.
Application for Commercial Property Transfer Inspection
Any new tenant will need to first apply for Zoning approval. For zoning approval you will need to indicate the type of business, including all proposed uses and auxiliary uses.
After receiving zoning approval a Transfer inspection is required. All deficiencies found during the transfer inspection must be repaired prior to the issuance of U&O. In addition to the transfer inspection, if any changes to the unit are required for the tenants use, permits for that work must be obtained. In order to obtain permits, sealed drawings must be provided indicating all changes. All changes to the building must meet current code, including but not limited to Building, Plumbing, Mechanical, Electrical, and Accessibility including provisions in the code pertaining to existing buildings. Upon completion of work and successfully passing all inspections a U&O will be issued to the tenant business.
